The Chase Sapphire Reserve consumer and business cards offer two $250 The Edit hotel booking credits on a stay of 2 nights or more. You can use the two credits anytime throughout the calendar year, but they need to be two separate hotel bookings.
A Reddit user noticed a travel guide put out by Chase a few days ago (Direct Link) which adds a limitation on using both $250 The Edit credits back-to-back for the same property:

The issue is for using both $250 The Edit credits on back to back stays within 24 hours. This worked fine in the past, and they are now officially excluding it. There is no issue with using one $250 The Edit credit and one $250 IHG credit, along with some other stacks, on the same stay.
It’s not clear if they’re actually trying to exclude this in practice, or if they are just trying to avoid a problem in case the two bookings somehow get combined. We’ll have to wait for data points to see how this plays out in practice.

It should still be possible to book back-to-back stays on two separate cards, e.g. P1 and P2, or CSR and CSRB.

That’s absurd and really such an odd thing for them to dig in on. Surely their marginal cost is minimal. Care to name the hotel in question?
I’m confused here. I am preparing for a potential hotel stay in San Diego and I picked the Pendry since it is eligible for both the $250 Edit credit as well as the $250 Chase Select Hotel credit. For a two night stay, my initial plan is to utilize the Chase portal, where I can use around 55,000 points and pay the remaining $502 in cash to be able take advantage of both credits. According to my search on rooms.aero, this seems to be good value since the only other cheaper option is 25,000 points per night, but it fluctuates from 25k to 32k. Of course, without the credits, these cheaper options are much better. So, with this ‘new’ update in the T&C, will my plan above still work? Another question is what if I have two CSRs? If my above plan still works, could I do the first two-night Edit stay as indicated above with the first CSR, go to a different hotel for one night (to satisfy the 24 hour waiting restriction), then, return to do another two-night Edit stay with the second CSR? Would I still be able to get both sets of the $250 credits?
The breakfast has been honored on all nights of back to back stays. It’s the second $100 property credit that has been restricted, and that has still always been hotel dependent.
I am skeptical of this article despite it being direcly on Chase. There are several things wrong based on how the credit and the $300 general travel credit has worked so far in 2026. First, we all know that receiving the $250 credit has been possible on back to back stays. Also, the other Edit benefits were applied to both stays EXCEPT for the $100 property credit, and that even varied from property to property (we actually booked two, back to back 2 night Edit stays followed by an FHR stay for 5 total nights and received all three $100 property credits). This article states that “ only the first stay is eligible for The Edit program benefits.” There is no specification of the property credit vs. other benefits, simply that only the first stay is eligible for the benefits. Next, this article also talks about the order of how the credits are applied, which also contradicts how it has actually worked in practice so far in 2026. “First, your $250 The Edit credit would be applied. Then, since the remaining balance exceeds $250, your select Chase Travel hotels credit is redeemed. And finally, if you haven’t already used your $300 annual flexible travel credit, it will be applied to cover the remaining balance.” In practice the $300 credit has been applied first if you still had it, leading to frustration for many who wanted to use the Edit and/or Select hotel credits first. Third, none of this is in card terms for the CSR or CSR Biz. Now I do realize they are sometimes slow to change the terms, but as of now there is no mention of not being able to use both $250 credits on back to back stays. So that, coupled with the other inaccuracies in this article, I am wondering if this is just poorly written rather than there being a change in terms? The article is dated August 10, so certainly we would have seen data points already of people not getting both $250 credits on back to back stays if those are the new terms of the credit?

Da fuq are you talking about? Basically EVERY SINGLE stay longer than 3 days I had in the last 10 years was some kind of multiple bookings chained together. Never ever had a problem.
the price match is hard to use, the edit sometimes hide the basic room type (it has no difference for people has hotel status since most time they will just give the same room type), the the price match is very strict. I tried to use once on an IHG property, they denied it because IHG website’s cancellation date is 1 day earlier than the edit
its hard to believe, most edit hotel overpriced 20-30% compare to book on other source, sometimes if you check the same hotel with accounts have Reserve or dont, the edit is more expensive for Reserve holder, and if some room type or hotel was too cheap, they will take them off from available list, your credit pretty much just even out the mark up
not cancel, but downgrade definitely will not escape, have to cancel one after downgrade, they clawback as soon as the refund is posted
Man, check FHR TOCs before typing please. Afterall, it depends on whether hotels want to enforce the rules or not. But the rules are in black and white if they decide to enforce.
If and only if you catch it within 24 hours AND the booking terms are exactly the same. Chase is betting on the average person not knowing. It illustrates its adversarial stance against its customers. Then there’s the whopping 400 restaurants in its dining program. Currently, one tenth the size of Resy. And, on 9/15, one twentieth.

Sounds like that’ll be outside the restricted 24 hour window, so you should be good.
the properties are overpriced, but their price match guarantee has improved their value a lot. you can now use the $250 credit while also getting a pretty fair market value rate for rooms
Hot take: This is arguably good. A TON of hotel chains weren’t honoring back-to-back leading to angry customers, so it makes sense, while back-to-back being supported would be cool, to emphasize the TOCs rather than screwing every third person.
